the approximate 1,600 acre parcel (lots 6, 7 & 8) are generally bounded by route 25 to the north, wading river manor road to the west and grumman boulevard to the south. the site presently houses two former naval air strips and has a number of dec regulated natural habitats, woodlands, grasslands and wetland that yield approximately 600 acres and 10,000,000 gsf for future development.
triple five is proposing to develop the initial phase 1A development which totals approximately 1,000,000 gsf of buildings. phase 1A includes (2) 300,000 gsf logistic / warehouse buildings, (2) 100,000 gsf flex / r&d buildings, and (1) 200,000 gsf flex / r&d building. all buildings will have state-of-the-art systems and incorporate sustainable initiatives.
