xebec realty selected bld architecture for the design and construction of a new warehouse / distribution center in bay shore, new york. the 21.17-acre lot is being proposed for a new 227,000 gsf warehouse / distribution building which includes approximately 30,000 gsf of office. the building height anticipated will provide a clear warehouse ceiling height of 36’-0”. the property included backfilled materials to a depth of 30 feet and required ground improvements with piles and structural slab to support the 800 psf live loads.
environmental mitigation measures include an SSDS for soil and acoustic buffers for neighboring properties. the site plan designed by R&M engineering will include 367 parking stalls will be proposed with 59 cross dock berths. a concrete loading approach services the tailgate height docks / seals for trailers and trucks. the building is proposed as a conventional steel framed system with painted pre-cast concrete panels and glass entries.
