Admiral’s Point – Patchogue Village & Kelly Development
The site at 102 Admiral’s Point, currently home to a modest marina along the east bank of the Patchogue River, has long stood as an underutilized asset in the heart of Patchogue Village. Over the past decade, several development attempts stalled due to opposition from the Village, County, and local residents, reflecting a shared desire to ensure any project on the site met the community’s standards and expectations. What changed recently was the approach.
Through a deeply collaborative effort between bld architecture, R&M Engineering, Kelly Development Corp., and the Village of Patchogue, a renewed plan emerged; one grounded in transparency, respect for context, and a forward-thinking vision for the riverfront. The design was not imposed, but rather shaped with the Village community, through a series of working sessions and community conversations that emphasized quality, proportion, and place.


One of the most notable shifts in this process was the Village’s willingness to support increased height and density on the site, allowing for a three-story structure and the inclusion of 30 residential units. This change marks a significant evolution in local planning policy, reflecting a growing recognition that higher density, when done thoughtfully and with architectural sensitivity, can enhance the vitality and sustainability of the waterfront district.
